Tenants Fees

All properties can be reserved by receipt of a completed application form, together with an administration fee of £210.00 (£175.00 plus 20% VAT) for the first applicant.
Any additional applicants are charged at £60.00 (£50.00 plus 20% VAT) per person. This is non-refundable and will cover the costs of preparing your part of the tenancy agreement and obtaining all references. There are no other fees.

Scale of Fees for Landlords

We have an initial fee of 60% of the first months rent inc VAT (subject to a minimum charge of £390.00 inc VAT which includes providing a tenant and full referencing via Homelet, a credit agency acting on our behalf . We provide your part of the tenancy agreement and serve the relevant notices. An inventory will be prepared, meter readings will be taken and the services will be transferred into the tenants name. We check the tenant in and out of the property and our first monthly fee is also included.

Please note: The cost of the gas inspection (if applicable), electrical inspection, EPC and Legionella risk assessment is not included.

From the second month onwards we charge a commission based on the gross monthly rent collected at a cost of 10% plus VAT unless a variation of terms is agreed.

In addition to our full letting service we offer an ‘introduction only’ package whereby we provide a tenant complete with comprehensive referencing via Homelet, a credit agency acting on our behalf. We provide an Assured Shorthold tenancy agreement and an inventory which will be prepared by an independent clerk to confirm the condition of the property and the contents. We check the tenants into the property at which time meter readings will be taken and the services will be transferred into the tenants name. We will collect the first months rent and deposit for you and provide the tenant with your contact details for the payment of rent and future reference.

We have a fully inclusive one off charge for this service which is 90% inc VAT of the first months rent.
